What does design, FF&E and branding actually involve?

For a residential asset that will be operated like a hotel, design is an operating decision, not a decorating one. Every floor plate, service route, materials choice and amenity either helps the property earn its nightly rate or quietly taxes the operation for the next decade. Anchor reviews all of it against the P&L the building will actually run on — before a single unit is furnished.

FF&E — furniture, fixtures and equipment — is where most owners either overspend on a showroom that falls apart in season two, or underspend and lose the rate. We hand-curate and procure durable, guest-tested specifications, then install them consistently across every unit so the product is turn-ready and repeatable. Around it we build the brand — a name, look, tone and photo library that tells the market exactly who the property is for and does the selling on every channel.

Most developments are designed to sell and then handed to whoever will manage them afterwards. We work the other way round: the operating model is the product, and the building is shaped to fit it. That single reversal is what lets a residential asset perform like a hotel on a residential cost base.

Do you work on existing buildings or only new developments?

Both. On a new development we review plans from the design stage; on an existing or recently delivered building we audit what is there, fix what undermines the operation, and re-specify or re-shoot wherever it moves the rate.

How does design affect rental yield?

Directly. Layout drives operating cost, FF&E drives durability and guest reviews, and photography drives click-through and achieved rate. Get them right and the same asset clears a higher net yield with fewer complaints.

Is this a standalone service or part of full management?

Either. Design, FF&E and branding is the first of our seven operating layers and most owners take it as the opening stage of full operation — but we also run it as a standalone mandate.
